You are getting down to the deadline... If you think you may want to buy a house contact me I will have a lender approve you for a loan. It takes a couple minutes to see what you qualify for... no obligation, totally private, I don't deal with your money, I have no idea what you make, no idea how much debt your in, That is all privileged info that you share with the lender. I find you a house, have you sign certain docs, and make sure everything goes through successfully.
U have to have an accepted offer by the end of Oct. if you want a check for $8000 from the FEDS...
Also, Right now the National Association of Realtors allocated money for you, in case you loose your job. If you have a W2 and get laid off, $1500 every month for 6 months will be paid toward your mortgage... This is Totally FREE, all you have to do is sign a paper in escrow...

The $8000 tax credit for buying a home ends in exactly 3 months on Nov. 31st. You have to take advantage of this opportunity. on a $200,000 house, putting down 3.5% the minimum FHA requirement. Is $7000. When you file your taxes next year, Nobama will write you a check for $8000... You do the math. You are actually getting paid to buy a house. This won't last!
The next thing is ; Current interest rates are about 5.5% . when the US Treasury stops buying mortgage backed securities, you will see interest rates rapidly clime, maybe even into the teens. Inflation is coming, noone wants to buy our debt anymore. Borrow money now when its still cheap! If you wait, your screwed!

I am attending a First Time Home Buyers seminar in Roseville on Wednesday night at 6 pm 4-22-09. I've been to several of these with friends and it really helps explain the steps needed to close a successful real estate transaction. very low key, over by 8.

Don, The only loan I recomend is directly from FHA and it is a 30 year fixed loan, no prepayment penalties, no bs.
The ARM's, shady stated income loans, and others are still available but I Highly recomend not going that route.
This is specifically for First time home buyers.
Also, If you want to live in Cameron park or above, Lincoln, Loomis, Penryn, auburn or any other Rural area that has 25K people or less, you can get 100% financing. It's a great opportunity to get into something with virtually NO money down... |

Sounds interesting. When I get back from camping this weekend, I will try and get ahold of you Monday. One very important thing is I dont want any bullshit loans or shadeyness that will bite me in the ass down the road. Thats pretty much how alot of peeps fawked themselves with those "special loans"

Yes $8K is for first time home buyers. But FHA means you have not owned a home for at least the last 3 years.
600 credit score or better and your set for FHA. If you don't have that, talk to me and we can make a plan to raise it QUICKLY... o yes... it can be done....
So look at it this way.
Purchase price of $200K
Down payment of $7000 ~ 3.5%
After closing ammend your taxes stating you just bought a house, Obama will write a check for $8000 asap.;..
Looks like your ahead of the game...

I would love to be in the position to purchase a home. I looked into it last month and my credit isnt up to par acording to the lender who helped me. I could totally afford a home being we are paying 2k in rent right now. Not sure if your framiliar with the Galt area or not |
